The Winchester Commercial Market

The Winchester Commercial market is still proving fairly resilient. The strong demand for High Street retail properties was proved by the high level of interest in 100 High Street, which went under offer after less than two weeks of marketing. Other recent successful lettings by Goadsby’s Winchester commercial office include 65a, and 107a High Street.
Jewry Street remains a popular choice for restaurants, cafes and niche retailers, and we are fortunate to have brought two new properties to the market on this street. 39 Jewry Street (comprising 2,033 sq ft with parking) is situated close to the High Street and is available as a freehold, and 25 Jewry Street (comprising 418 sq ft) is situated close to the theatre and is available to let.
We are still seeing a steady level of demand for city centre offices and are pleased to be marketing a number of prime office units including 20/20a Jewry Street, which comprises 2,047 sq ft of prime office space, and the newly-refurbished Athenia House, offering 9,746 sq ft and 46 car parking spaces. Trafalgar House (comprising 15,114 sq ft) is currently under offer, and St Swithuns House (comprising 6,603 sq ft) has now been successfully let. Freehold offices are still rare in the city centre, and it is therefore unsurprising that 6-8 St Clement Street (a terrace of long leasehold properties comprising 5,280 sq ft) is now under offer after less than four weeks on the market.
There has been a lot of excitement regarding the proposed Silver Hill development in Winchester’s city centre, and the opportunities this scheme will bring to the local market. The mixed-use scheme will include a high quality range of office, retail and residential accommodation, and will no doubt enhance the appeal of the City to both local and national companies.
The industrial market is still seeing a good level of enquiries for premium industrial space. The redeveloped units at The Dean in Alresford are receiving considerable interest, with unit 1D (comprising 3,442 sq ft) currently under offer. Moorside Place, a new development of business units, has successfully managed to negotiate a ratings appeal thus proving even more attractive to occupiers, and there is only one unit remaining on the market at 5,035 sq ft. Newly-built stock will continue to decline in availability with the lack of new industrial schemes on the horizon.
