13 June 2011
A £500,000 transformation of a statement building on a popular office campus near Southampton has attracted an anchor occupier.
Vanbrugh House, being marketed by joint agents Hughes Ellard and GVA, has seen a digital market research specialist, eDigtalResearch, take up 10,000 sq ft (929 sq m) in what is the largest office space deal to date this year in and around Southampton.
Available to rent, on flexible lease terms, is 509 sq m (5,478 sq ft) on the west wing of the ground floor, with 555 sq m (5,981 sq ft) above the same wing.
Vanbrugh House is located at Grange Road, Botleigh Grange, Hedge End.
The two-storey property, built in the early 1990s and with 76 car parking spaces, is owned by AAM and set in the landscaped gardens, with a fishing lake, at Botleigh Grange Office Campus.
Another occupier at Vanbrugh House is CI Shipping, on a smaller footplate.
Occupiers on the campus, a short driving distance from junction 7 of the M27, include Babcock, Zurich Insurance, HBOS, Gleeds, State Securities, Dimplex and Clarke Wilmott.
Twenty commercial property agents from across the region took part in a launch tour of the offices in a welcome event organised by Hughes Ellard and GVA.
Russell Mogridge, Hughes Ellard’s business space director for the Solent region, said: “We anticipate interest from companies keen to locate to what is a pleasant and functional head office building located in a prominent, thriving office campus near to the M27 and villages in the surrounding countryside.
“The double-height reception here has the ‘wow’ factor as part of a £500,000 refurbishment investment by the owners, and will make the right impression for potential occupiers, their staff and visitors.
“Indeed, the breathtaking transformation undoubtedly helped attract eDigitalResearch in what is the largest pre-let office space deal in and around Southampton to date this year.’’
The offices now include comfort cooling and gas-fired central heating, raised access floors and new carpet tiles and suspended ceilings, along with new-feature LG7 lighting.
Lease and rent details regarding eDigitalResearch and CI Shipping have not been disclosed.
