A unique development opportunity - Grade I listed God’s House Tower

*6 June 2011

Expressions of interest are invited for the commercial leasing for a minimum of 20 years (on terms to be agreed) of God’s House Tower, Town Quay, Southampton.

God’s House Tower is a Grade I listed, stone built building attached to the city’s medieval town walls. It is situated on the prominent corner of Town Quay and Lower Canal Walk facing Queens Park. It is also within the Old Town area of Southampton and within walking distance to a comprehensive range of retail, financial and leisure facilities available within the city centre. The tower is a medieval stone gateway, built in the 1300s and forms the south east corner of the city’s medieval town walls.

The building, which has a total ground floor and first floor of 420 sq m (4,520 sq ft), will be vacant in September 2011 following the relocation of the Archaeology Museum exhibits to Tudor House and Garden and the city’s new Sea City visitor attraction centre (opening in 2012). This significant historical building will require a commercial occupier to safeguard its future presence in the Old Town.

The property has a number of original and unique features including decorative windows, alcoves and an inglenook fireplace. An internal inspection is recommended to fully appreciate the accommodation. It is suitable for a variety of alternative uses, subject to obtaining all necessary consents including:

- A2 Professional and financial services
- B1(a) Offices
- D1 Art gallery, exhibition area
- Sui Generis - art studio, cultural uses

There is an option to include additional accommodation: Bidders are invited to make offers on the basis of including Tower House within the overall demise, in addition to God’s House Tower. Tower House is currently leased to A-Space: Growing Creative Communities Limited. The lease is for a term of 5 years from completion with annual rent of £1.00 per annum.

In accordance with Southampton City Council’s Corporate Property Standards for land disposals, expressions of interest are invited by 2pm, Thursday 24 June 2011. Only expressions of interest submitted on the council’s standard expression of interest form will be considered. No other form of submission will be accepted.
