Healthy letting at one of Hampshire’s top HQ buildings

18 March 2011

One of the top headquarter buildings in Hampshire has a new anchor occupier.

The first and second floors at Four500 Parkway, Solent Business Park, near Southampton, totalling 36,594 sq ft (3,400 sq m), have been let to global healthcare products provider Covidien, which is listed on the New York Stock Exchange.

The letting of the two floors, on a 10-year lease on undisclosed terms, followed a £2.5m refurbishment of the state-of-the-art building by property investor landlord DRACO.

CB Richard Ellis represented Covidien and acted as joint letting agents with Hughes Ellard.

James Brounger, Managing Director of CB Richard Ellis in Southampton, said: "Four500 Parkway is one of the most prominent headquarter buildings of its kind on the South Coast and the letting is indicative of renewed optimism from businesses following the harsh financial climate in 2008 and 2009.

"More than 100,000 sq ft has now been let on Solent Business Park alone in the past eight months, which underlines this sense of companies wanting to get on with things rather than waiting to see which way the economic winds will now blow

Nik Cox, Director at Hughes Ellard, which has offices in Southampton and Fareham, said: "With Covidien as anchor occupier, it is likely that other companies will want to move in.

"We have the ground floor of 17,000 sq ft (1,579 sq m) remaining, with suites from 2,500 sq ft (232 sq m) available.

"Four500 Parkway is a definite draw, with a spectacular central atrium, contemporary common areas, a break-out and waiting area and an impressive new reception, plus one of the best car parking provisions on the South Coast, with 350 spaces."

DRACO is a property investment, development and asset management company operating from offices in London and Somerset and with a commercial portfolio spread throughout the UK.

Occupiers at Solent Business Park include some of the largest employers in the county - Cobham, Zurich, Matchtech Group Plc, National Air Traffic Services, defence companies Northrop Grumman and Chemring, ITV Meridian and St James Place Wealth Management.
