Focus on Eastleigh

3 June 2011

Eastleigh continues to be a popular location for commercial occupiers across all sectors writes Ben Welch of Goadsby Commercial. This is due to the strategic location of the market town, which offers fantastic communication links by rail, road and air.

In terms of the office sector, occupancy remains high as businesses take advantage of the affordable accommodation and the excellent motorway access, with easy access onto both the M27 and M3 motorways, as well as local routes into Southampton, Chandlers Ford and Winchester. Railway provisions are also excellent with the train station being moments away from the town centre and business district and offering services to London Waterloo, Salisbury and Portsmouth.
Southampton Airport flew 1.7 million passengers to 48 destinations in 2010, being located within 2 miles of the town centre this offers a service that revivals any major UK centre.

Goadsby, who act on behalf of Eastleigh Borough Council in the disposal of their commercial properties have experienced recent success with office lettings within the Black Horse Building for example, where only 1,884 sq ft now remain vacant.

As an industrial location, Eastleigh is hard to beat.
Principal Valuer Gerry Overton says "The Council has a wide portfolio of well located industrial units in sizes to suit all kinds of businesses. The Council continues to support local business and has developed a reputation as a good landlord that can offer very attractive and flexible terms."

The popularity of Eastleigh as an industrial location is reflected in Eastleigh Borough Council’s Shakespeare Business Centre which is almost fully occupied, with only one unit remaining.

The retail sector in Eastleigh is driven by the large local population, serving the districts of Bishopstoke, Fair Oak and beyond. The Eastleigh retail market has faired well, and this was maintained by the brief marketing period before the shop 6 Leigh Road was let to the Cheque Centre.

Eastleigh Borough Council’s Head of Regeneration and Planning Policy, Paul Ramshaw commented:- "Eastleigh Town Centre continues to go from strength to strength, and we are pleased to welcome The Cheque Centre, bringing new jobs to the town centre and helping to maintain our high level of high street occupancy."

The new piazza terrace extension to the Swan Centre, which includes a VUE Cinema, bowling and restaurants has proven very popular and has added to the reputation of the town as a retail destination.
