Electrical firm plans ahead for business growth

Acting on behalf of RSM Tenon Recovery, national commercial property consultancy, Lambert Smith Hampton (LSH), has completed the sale of an industrial unit in Hedge End to a local electrical company.
Unit 27 Solent Industrial Estate (totalling 4,884 sq ft) was sold to CEI Electrical Ltd, an electrical and mechanical business founded locally in 1991. The company is the electrical term contractor for the University of Southampton and an approved partner of Hampshire County Council and Southampton City Council to install or upgrade electrical systems in local education, sports, civic and residential buildings in the region. It has also installed world-class systems for major UK football clubs and other sports arenas associated with the 2012 Olympic Games.
While CEI Electrical plans to let the new space at Solent Industrial Estate in the short-term, its purchase of the industrial premises will support its growth and expansion in the future.
Adrian Whitfield, Director in LSH’s Southampton office, commented: “The current market climate made the unit an attractive purchase, and CEI Electrical had the foresight to invest in commercial space for the future. Its expansion plans, and possible relocation from its current premises in Hamble further down the line, drove the decision to buy now before values increase.”
Adrian added: “We had considerable interest in this unit, and went to ‘best bids’ to finalise the sale. In the end, the sale price matched the asking price, which is indicative of the current supply/demand situation in the area. Solent Industrial Estate is the only estate in Hedge End where units become available for sale; all other estates are owned by institutional investors, who are understandably not keen to sell units off individually in the current climate.”
