John Thompson & Partners' masterplan for the former New College site on The Avenue, develops 3.39 ha of brownfield land into a high quality sustainable mixed use, mixted tenure development.
The masterplan creates a new public square with the retention of well established mature trees and eenhancement of many high quality landscaped spaces to provide a vibrant development in a parkland setting. The site is within walking distance of Southampton city centre and provides a unique opportunity to promote design quality and key urban design initiatives.
A number of high quality existing buildings including a grade II listed building and library have been retained and converted into residential apartments which establishes a transition between the new development and the surrounding context.
The development provides a socially sustainable mix of accommodation comprising 227 new residential dwellings with a mix of studios, one, two and three bedroom apartments and three and four bedroom townhouses with innovative terraced gardens, together with a 65 bedroom sheltered acoommodations scheme. A new science block for the local secondary school is currently under construction and 6,503 sq m of commercial office space has been designed by Aukett Fitzroy.
